The hotel is good and well located, they clean your room and have a luggage storage service for when you check out.
The children's room was tiny, the separation of the beds was 25cm. The air conditioning was not regulated, on or off (because of the thermostat on the electric panel). If you opened the door of the bathroom while someone was showering, you hit him all over the face. The mobile phone screen was bigger than the TV. In the double bedroom. When you opened the bathroom bucket, the lid popped off and nobody put it on anymore, not even the cleaner. When I went to close the curtains, the hook where they were tied came off the wall. The wall next to the bed that overlooked the bathroom, was in the usual dampness and shattered.. The double bed, it was two beds of 80 together with a 1.60 sheet. The problem is that the mattresses are old and you can't sleep on them. I mean, no double bed.. Everything is fine, except I think it lacks maintenance service.

people at the reception are efficient and friendly, nice without being heavy or rude. hotel is in an old building (old in Rome is for much older things) and has an elevator that could pass for a terrifying attraction for a person with vertigo like me. rooms are of good size and bed is comfortable. furniture is old but clean. breakfast is very complimentary and doesn't run out (they are constantly replenished), without bragging, more than enough and in the line of the hotels in the area. It is very close to Termini, so we had to walk when we were visiting, we were next to the transport (shuttle and train to Florence). It gives the impression of being in the good half of the hotels in the area. In general I would repeat, although it was not my best hotel in Rome.
It is an old hotel, with a very old, slow elevator, with old furniture some of which was partially broken (but still functional) and some parts of the bathroom (the upper shower) were broken too. These are things that do not alter the room, but they are there. My low score in cleaning is due to this, and to the deterioration of the carpet, which in some areas seemed dirty (I hate carpets), or rather stained (by some repair in the room). I never refer to the work of the cleaning staff, who were diligently meeting the minimums. Small details that in other hotels do not appear, but neither do they spoil a trip.

The whole experience was great, no complaints whatsoever, would definitely recommend. This small hotel was a lovely base for one night. The room was spotless for covid-19 security breakfast, the staff was nice.
As for me, the area was really loud.

location is excellent, less than 30 seconds from Termini intermodal station (direct connection to both airports and all the metro lines), just 15 minutes walk from everything we wanted to see (coliseum, forum, Trevi Fountain, Plaza de Espana). street of the hotel is FULL of restaurants, there will be more than 20 and all quite well priced (you can eat VERY WELL, with desserts and everything for about 20 euros per person). staff is very attentive, especially the waitresses and reception.
elevator of the hotel is very very slow and doors are not automatic, if someone leaves it open on some floor you have no choice but to walk up. Breakfast was quite scarce and it was especially noticeable that there was no fruit. worst Wi-Fi I saw in my life, we decided not to use it because it was slow and disconnected every little bit.

Room was in woeful condition. Mouldy bathroom, with very worn fittings. Bedroom light fittings broken, floor Lino peeling. Room had an awful smell. Breakfast very basic.

Location is really great. Bathroom is in a good condition and nice style. Breakfast was also quite good for italian standards.
Single room is very small, with a small single bed in it. No cable TV (just a few italian channels). No WiFi. Airco didn't work (fortunately I had a quiet room location so could open the window).
